floor. Upper floor consists of master bedroom suite, exercise room
and den. Enclosed garden ornaments the front of the house.
MECHANICAL
SYSTEMS
Two (2) Air Handling Units. Unit #1 located in the basement supplies
air to the first floor plan and basement with 5 zones. Unit #2 located
in the attic supplies air to its upper with 4 zones.
Two (2) 6-ton DX condensing units located on the roof will provide
cooling to air handling units.
Two (2) gas-fired water boilers will provide heating capacity.
Electric radiant heat under tile in master bathroom and bedroom
for comfort.
Electric humidifier located in the basement maintains building humidity
to 30% RH during winter months.
ELECTRICAL
SYSTEMS
400-amp, 120/240-volt 1 phase service from PECO run underground
to basement.
Local lighting and receptacle panels located on each floor.
Convenience receptacles throughout per NEC and furniture and equipment
layout. Decorative and accent lighting throughout primarily using
Par 20 and 30 lamps. Landscape lighting in garden. T8 fluorescent
Utility lighting. Local dimming controls.
Smoke detectors in all bedrooms, on each floor of house and in garage.
Carbon monoxide detection in laundry room.

1 1/4" domestic water service with backflow preventer.
4" sanitary service connection.
6" storm service will collect downspouts around the building.
